House price data
Asset Price Calculator page uses indices downloaded from the Nationwide website.
Long suspected these indices exaggerated the increase in house prices. The two charts below are sufficient to
refute this suspicion.
The charts are a very rough-and-ready comparison of disparate datasets.
Charts are a point in time and may not be maintained.
Office for National Statistics publishes house price data from HM Land Registry and Registers
of Scotland. Data is forwarded by solicitors and conveyancers when sales and transfers have been completed.
The data is more comprehensive than that from single mortgage provider, Nationwide, and includes transfers that did not
involve a mortgage.
Nationwide indices reflect mortgage applications at the post-survey approval stage.
Both charts have an overlay of FTSE All-share total return and CPI-inflation.
Regions do not correspond and Nationwide Outer Metropolitan region is dropped.
